Renovating can be very adventurous and thrilling process especially for a first-time homeowners. Many homeowner often dive straight into the process with no idea what to expect. These tips & tricks can help make the process a little smoother.


1) Map out your plan



This is the first step before start renovating. Create a detailed plan, figure out what you want out of your renovation. Ask yourself 'is it for a long-term period or for the purpose of rent it out?'.


For a homeowner who would like to stay long-term would consider high quality & premium materials, to sustain and make life comfortable. Narrow down what you need for the renovation (i.e., new countertop, wash basin, toilet bowl or lighting).

Would it involve structural changes like dismantling, wall hacking, carpentry-base building, plumbing or rewiring? List down the items & its dependency so you will get a clear picture before the process take place.



2) Be realistic to your budget



Creating a renovation budget will helps you determine the scope of your project, set financial limits, and make informed decisions about where to allocate your funds. But don’t forget to set aside some dough for any ’emergencies’ that you might encounter along the way-especially if you’re making a resale home.


Don't be stingy at the wrong things. It's always worth spending money on good product, hardware, carpentry and other necessary items such as bathroom fixtures, toilet bowl, build-in kitchen cabinets and TV console.

You don't want to keep hiring plumber to change the faulty kitchen tap or shower head.



3) Be specific of your idea



Once you did your listing and financial plan, you'd want to narrow down your design preference. Try to picture all the elements before start the renovation process. This mean deciding how each corner will looks like.


For example, what materials to use, what colour should the wall be, what type of water heater should you pick, what type of flooring should you go for, how many drawers and compartments for the kitchen cabinet, should there be any false ceiling? You don't want to miss these little things & regret it afterwards.

4) Focus on layout functionality



Space planning is another thing that you need to consider during your planning. For a long-term stay, you would not just want aesthetic but functional space so you can live in comfort. Before you approve any layout, consider a 3D space planning, it will helps you to visualise every space of your home. Imagine building a kitchen island, would it obstruct the walking area? Could you fully open your fridge if it will be place next to tall unit cabinet?

These are the things you need to give more attention especially for the common area.



5) Lighting matters



Lighting is miracle of illumination, it will lift up the whole space & give you good mood. Understanding your lighting colour temperature (i.e., warm white, natural white & cool white) will help you to create cozy, calm & inviting spaces. Do not pay attention to one source of lighting point only. Try to create different type of lighting sources, for example, ambient lighting, accent lighting & task lighting.

Different lighting sources will create contrast, accentuate element, colour & texture.
